Whether it is your first place, your move-up home, or a luxury estate in the NE Valley, the process is the same and the calendar does not forgive. Here is exactly how the deal works in Arizona, and how I work it for you.

Get pre-approved before you look

Sellers and their agents take a pre-approval seriously; a pre-qualification does not move a needle. I have been a lender, so I know the difference and I know what a clean file looks like before it ever hits underwriting.

Know the whole monthly number

Principal and interest are only half the story. Taxes, insurance, HOA dues, and utility patterns in Arizona, especially summer cooling, all belong in the budget before the offer, not after the appraisal.

Choose the neighborhood first

The house can change; the neighborhood rarely does. Schools, commute, golf, and community character set the ceiling on resale value, so we settle the area before we chase the address.

Negotiate the dates with the deal

In Arizona the calendar is the deal: inspection windows, the BINSR, appraisal, loan commitment, and closing are all deadlines with consequences. An agent who manages dates for a living keeps them from managing you.

Offers, Financing & Timing

Strong offers come from strong homework

An offer is a number plus a story. One of my buyers' agents made the mistake of competing on price alone and losing to a slightly lower offer with stronger terms. I preview active listings, talk to the listing agents on pending and recent sales, and walk the relevant comparables in person before we write yours. A well-told offer with the right deposit, the right dates, and a lender the seller's agent can call closes more often than a higher number with weak terms.

Timing is a tactic, and I have believed for forty years that timing is everything. When to write, how long to hold the inspection window, and when to ask for credits versus repairs all change the outcome. That judgment is what experience buys you, and it is included in every representation I take on.

A typical financed escrow in Arizona runs about 30 to 45 days from accepted offer to recorded deed. Cash deals can close in 10 to 14. Here is the shape of it, phase by phase, with the dates managed by someone who has done it a few thousand times.

Contract accepted

Both parties sign, escrow opens with the title company, and earnest money is typically due within one to three business days.

Title work & disclosures

The preliminary title report surfaces liens and defects, and HOA documents and seller disclosures are ordered and reviewed.

Inspections & the BINSR

Inspections run on a 7 to 15 day window, and every finding funnels into one BINSR negotiation for repairs, credits, or as-is acceptance.

Financing & appraisal

The lender verifies, appraises, and underwrites the file. Loan commitment removes the financing contingency, and the deal becomes real.

Signing

Closing documents are signed a few days before the closing date, and the down payment and closing funds go to escrow.

Walkthrough, recording, keys

The final walkthrough confirms condition, the deed records with the county, the money moves, and the keys are yours.

Inspection period

The BINSR, in plain English

BINSR is the Buyer's Inspection Notice and Seller's Response, the Arizona REALTORS form that turns inspection findings into repair requests, credits, or a clean cancellation. Under the standard Arizona contract the default flow is a 10/5/5: you get 10 days to finish inspections and deliver the notice, the seller gets 5 days to respond, and you get 5 more days to accept, cancel, or keep negotiating.

One transaction, one BINSR. That single form is where almost every deal gets won or lost, so it deserves a negotiator who has been across the table a few thousand times.

The finish line

The week of closing and the walkthrough

The last week is a stack of hard dates: the closing disclosure review, wiring your funds to escrow, the final walkthrough, signing, recording, and keys. The walkthrough is your last chance to verify agreed repairs and condition, and in Arizona the AC gets a very close look.
