A recent buyer and seller, full review
We were referred to Todd J. Smith by our good friends who recently sold and purchased a home with Todd. The first thing Todd did was come out to the house to meet with us and give us some pointers: what to remove, touch-up, repair or replace. We probably did 10 things, but didn't spend more than $500.
While we worked on that, Todd previewed the other active listings and spoke with the listing agent on a couple that were pending sale and a few that closed recently. He even took me out to look at some relevant comparables in the area. The guy does his homework.
Although we both thought he did a good job pricing our home and helping us prepare it for sale, we soon learned the importance of having an agent who really knows the purchase process well. Todd did an awesome job helping us negotiate the best deal. He also took the time to outline the critical dates between acceptance and closing. All of that is challenging enough, but on top of that he had to deal with what appeared to be an especially difficult buyer's agent.
Todd was in constant contact with us with important updates, or just to ask how we were doing. Not only did we receive and accept an offer 7 days after going active, but the net proceeds from the sale were within a few hundred dollars of what he estimated.
In addition to managing our sale, Todd worked hard to find us a short-term rental that fit our family's needs while we wait for our new home to be built. As if all that was not enough, a couple days before closing Todd paid for a last minute repair and showed up with a U-Haul trailer to help us move to our new place. I have never heard of a realtor doing that, ever.
He simply treated us like we were family. Todd's work ethic, attention to detail and ability to close a deal makes him a great Realtor, but those are not his best qualities. From participating in our daughter's cookie dough school fundraiser, to spending a whole weekday helping us move, Todd is a great person and friend. When it comes to buying or selling your house, hiring Todd is a no-brainer.
