Selling Guide ★ Pricing ★ Preparation ★ Closing

Sell for what it's worth, with proof

Pricing, prep, marketing, and negotiation, run by a broker who has guided nearly three thousand escrows. The same process that earned a 7-day accepted offer and a net proceeds check within a few hundred dollars of the written estimate.

This page explains how your home gets priced, prepared, presented, and negotiated, and why the seller who hears from the actual broker at every step gets a better outcome than the seller who gets handed off.

The Selling Process ★ Four Moves That Matter

01

Remove, touch-up, repair, replace

The first thing I do is walk your house and hand you a pointing list: what to remove, what to touch up, what to repair, and what to replace. One seller's list was ten items that cost under $500 total, because the goal is return on effort, not a renovation.

02

Pricing is a research project

I preview the other active listings, talk to the listing agents on pending and recently closed sales, and take you out to the relevant comparables. You will understand your price from the data, and data prices feel confident at the negotiating table.

03

Presented like it deserves

Professional photography, staged rooms, a floor plan that reads well online, and honest square footage: the listing package is the first showing, and buyers decide in the first seconds of a scroll.

04

Negotiated by a broker, not a script

Nearly 3,000 escrows have taught me what sticks. My sellers' net proceeds have landed within a few hundred dollars of my written estimate, because I manage the offer, the credits, and the dates as one connected deal.

Net Proceeds, In Writing

You will know the number before you list

Before we go active, I put a net proceeds estimate in writing: list price, expected offer, seller costs, and the check that should land in your account. My track record is that estimate within a few hundred dollars. That is not luck, that is managing every dollar and every date between the offer and the wire.

And when the buyer's agent across the table is difficult, that is the job I am paid to do. I stay in contact with important updates, or just to ask how you are doing, and I treat your sale the way I would treat my own: as family business.

1

Offers

Every offer is vetted term by term on your behalf, not just by price.

2

Escrow

The title, disclosure, and inspection calendar is managed day by day to your closing date.

3

Closing

Signing, recording, and the moving day are coordinated so the last week stays calm.

From Active to Closed ★ A Real Timeline

A recent seller's story, their words

“Not only did we receive and accept an offer 7 days after going active, but the net proceeds from the sale were within a few hundred dollars of what he estimated. A couple days before closing Todd paid for a last minute repair and showed up with a U-Haul trailer to help us move. I have never heard of a realtor doing that, ever.”
